Proposed Molinaro Mixed Use Development – Fairview Street
Site plan application for 5 twenty storey towers with a total of 921 residential units (mix of 1 and 2 bedroom units), 9080 square metres of office space and 2095 square metres of retail space.

CLV Group Inc - Proposed Rezoning at 2386 & 2400 New St. (520-19/12)
CLV Group Inc submitted a planning application on September 17, 2012 to rezone lands at 2386 and 2400 New St. The application affects two existing 11 storey apartment buildings, each currently containing 115 units. The current density of property is 184.4 units per net hectare.
The applicant seeks a site-specific zoning by-law amendment (RH1-exception) to permit the conversion of existing internal storage areas into 10 additional apartment residential units (4 additional units proposed to be added to 2386 New St and 6 additional units to be added to 2400 New St). Additional parking (resident and visitor parking is also proposed).
The 4-units to be added to 2386 New St. will be on the ground floor along New St and will be one bedroom plus den units. Windows will be added for living rooms and bedrooms.
The proposed units for 2400 New St will be added on two levels – four, one bedroom units will be added on the ground for (south side of the building) and will have private patios. One two bedroom unit and one bachelor unit will be added to the second floor directly above, replacing an existing bachelor unit and surplus storage areas.

Branthaven Homes – Proposed Townhouse Development at 2072, 2078, 2084, 2088, 2092, 2096, 2100 and 2102 Ghent Avenue
Rezoning Application (File 520-10/12) - submitted May 30, 2012
Branthaven Homes Fairview Inc. submitted a planning application to rezone lands at 2072- 2102 Ghent Avenue to permit a 58-unit townhouse development. The application proposes 2-storey townhouses around the perimeter of the site (30 units) and 3-storey back-to-back townhouses in the centre of the site (28 units).
Several technical reports and plans were submitted in support of the application. The reports have been prepared by the applicant’s consultants and have not been approved by the city. These reports can be accessed from the links below or from the site plan application links under item (2) where updated plans were recently submitted. All reports and plans are also available for public review in the Planning & Building Department.
The eight properties under application have an area of 1.19 hectares and are designated Residential-Medium Density in the Burlington Official Plan. This designation permits either ground or non-ground-oriented housing units with a density ranging between 26 and 50 units per net hectare. The properties are currently zoned RM1, H-RM1 and RM4. These zones do not permit townhouses so the applicant is requesting rezoning to a medium density zone to permit the proposed development.
Neighbourhood meetings to discuss the application were held June 25, 2012 and September 28, 2012. An information report will be presented at a public meeting before the Development and Infrastructure Committee of Council on December 3, 2012 and can be accessed at PB-73-12. A recommendation report on the application is anticipated in Winter 2013.
Site Plan Application (File 535-21/12) - submitted November 22, 2012
Branthaven Homes submitted a site plan application for the properties listed above in November that has been circulated to technical staff and will assist in reviewing the rezoning application. The plans submitted with the site plan application can be accessed from the links below and are available for review in the Planning and Building Department. A report on the site plan application cannot proceed until a decision has been made on the rezoning application.

Medica One Medical Centre - Rezoning at 501, 503, 511, 515 John Street, 2020, 2022, 2024, 2026, 2028 Caroline Street, 500 Elizabeth Street and 2027 Maria Street
A Rezoning application has been approved to permit a mixed use development on an entire block with three connected buildings. The subject lands are comprised of 501, 503, 511, 515 John Street, 2020, 2022, 2024, 2026, 2028 Caroline Street, 500 Elizabeth Street and 2027 Maria Street (block bounded by Caroline Street, Elizabeth Street, Maria Street and John Street). The purpose of the applications is to permit a mixed use development consisting of an 8 storey office building adjacent to Caroline Street, a 17 storey, 144 unit apartment building adjacent to Maria Street, and an 8 storey, 233 space parking garage in the centre. The complex will provide 2500 m2 of retail uses on the ground floor and 8200 m2 of medical office floor area on 7 floors of the office building. The residential component will occupy 16 floors above the retail ground floor level. Units will be one and two bedrooms ranging in size from 63 m2 to 118 m2 in area.

Waterfront East Mayrose-Tycon Site - 2042, 2048, 2054 Lakeshore Road
The Mayrose-Tycon site is located south of Lakeshore Road between Elizabeth and Pearl Street at 2042, 2048, 2054 Lakeshore Road. Redevelopment of this property will incorporate closed portions of Lakeshore Road owned by the City of Burlington as well as land currently underwater (to be used for a public waterfront trail). The property is currently occupied a motel. Mayrose Tycon Group has amended the zoning by-law to permit development of three mixed-use, multiple-storey buildings. The east building (condo A) is 22-storeys tall with approximately 100 residential units and 1170 m2 of ground floor commercial space. The southwest building (condo B) is 7-storeys tall with approximately 50 residential units and 750 m2 of ground floor commercial space. The northwest building will be a 7-storey hotel with 130 hotel units and 855 m2 of ground floor commercial space. A large, publicly accessible, European styled courtyard with a water fountain feature will be constructed for the centre of this development. The courtyard will connect directly to an extension of the lakefront promenade by way of a grand staircase.
