1.

Regulations:

(a)

A maximum of 25% of the ground-floor floor area may be used for office uses.

(b)

Building height - 22 m maximum

(c)

Yard abutting Lakeshore Road:
That portion of a building between grade and five storeys above grade shall be set back a minimum of 0.5 m to a maximum of 1.5 m. The remainder of the building above the fifth storey shall be setback 3 m.

(d)

Yard abutting Elizabeth Street:
That portion of a building between grade and five storeys above grade shall be set back a minimum of 1 m to a maximum of 2 m. The remainder of the building above the fifth storey must be setback a minimum of 3 m.

(e)

Yard abutting easterly boundary - no minimum

(f)

Yard abutting southerly zoning boundary - no minimum

(g)

Enclosed parking - 26 spaces

(h)

Part 1, Section 2.11.1 "Daylight Triangles" shall not apply

Except as amended herein, all other provisions of this By-law, as amended, shall apply.
